Advantages Of A VA Disability Loan

By Joanna Walsh

Many disabled veterans return home without pertinent information regarding the life altering opportunities available to them. Many of these benefits are offered in addition to the medical and educational assistance given to all veterans returning home and some special benefits are designed specifically for those who suffer physical or emotional issues after serving their country. Contacting local Veterans Association locations will help them understand the qualifications necessary to obtain a VA disability loan.

These loans can be given with zero percent down payments if you have been qualified as a disabled veteran. Other advantages offered include competitive interest rates, no mandatory mortgage insurance and no prepayment penalties should it become possible to end the mortgage early. Disabled veterans are also not required to pay a funding fee when acquiring the note.

If you have not been certified prior to purchase of your home you may qualify for reimbursement of fees and mortgage insurance costs after you are qualified by the VA. You are able to choose between applying the refund to the principle of your note or receiving a check for the full amount you were charged.

The state you live in may offer tax incentives for disabled veterans also. Many states do not collect property taxes or give discounts on the amount to be paid by the property owner. There are states that allow a percentage of the interest paid on the mortgage to be deducted from the yearly income taxes paid. The amount of assistance offered by states varies and applicants should check with the VA to determine how your state handles this situation.

Two grant programs are available to adapt your home to accommodate your needs. The SAH, or specially adapted housing program, provides funding for building a home that has special modifications related to your needs. These funds are also available to be used to remodel and modify your existing home to accommodate you or you can use the funds to apply towards the principal of the mortgage of your home that has been previously modified to meet your needs.

Another grant that can be used three separate times is the Special Housing Adaption Program. This grant is designed to remodel your home so that you can continue living there or to adapt a home you plan to purchase to accommodate your needs. Access to nearly thirteen thousand dollars for remodeling or purchase of a home that is appropriately equipped is available to qualified veterans. Recipients of the grants are not required to repay them.

Another type of financial assistance available to veterans who are disabled is short term loans that require no collateral but must be repaid in two or three months. These are very similar to the payday loans available on the open market. Interest is high on these notes and they are based on the amount paid to you each month as compensation for being disabled.

Looking for financing for your home when you are disabled and a veteran should start at your local Veterans Association. They can and will direct you to all available resources that can help you get the benefits you are entitled to receive.
